Abstract:

This study investigates the influence of Short-Term Rental (STR) presence in Amsterdam on citizen satisfaction. Testing two hypotheses, we assess direct negative effects of STR presence on satisfaction and explore spatial spillover effects. Findings reveal a complex picture:  resident satisfaction within neighborhoods sees a boost with an increased presence of short-term rentals, yet in adjacent areas, there's a notable decline in satisfaction—a consequence linked to the negative externalities. This suggests potential spatial inequalities exacerbated by STR presence in over touristed cities. The study underscores the nuanced relationship between STR penetration and citizen satisfaction, emphasizing the need for tailored urban policies to address the varying impacts across neighborhoods. By shedding light on the spatial dynamics of STR effects, this research contributes to a deeper understanding of urban tourism's socio-economic implications and informs more equitable urban development strategies.
